Commercial Real Estate Opportunities
The bulk of commercial real estate activity in Costa Rica is centered around San José. Because the downtown area is, by today's standards, crowded and poorly planned, commercial industries have sprawled to the suburbs, not unlike cities of the U.S. some fifty years ago. In order to avoid the terrible traffic and parking shortage in the heart of San José, and to counteract the population increase and the migration of tourists into the city, most commercial complexes, hospitals, hotels and shopping malls have spread west along the 27 Autopista Prospero Fernandez highway. With all of this activity, came a sprouting of new residential communities.
Some of the new additions to San José's western suburb include: the new Marriott Courtyard; CIMA San José Hospital Complex (Central America's most advanced medical facility); Outback Steakhouse; Pricemart; the very successful Multiplaza Mall; Plaza Roble (an ultramodern office building); Camino Real (a five-star hotel) and the Forum Center (a multinational business center and the home to the San José stock market).
This dramatic commercial boom, coupled with the growth of some of Costa Rica's most luxurious residential developments, has created the most widespread and expensive urban sprawls the country has ever seen. Plans to extend Route 27 and make it the primary road to the Central Pacific beaches will only intensify the growth of this area. After its completion in 2003, the Pacific Ocean will be less than an hours from western San José.
